Builder's Risk Insurance

Builder's risk — also called course-of-construction insurance — addresses physical loss or damage to a project while it is being built or renovated. It is project-specific property coverage for the structure and work in progress, not the contractor's everyday commercial general liability policy, not a surety bond, and not a developer's full enterprise insurance program. Policies are typically arranged for a defined construction period and completed value. What responds after fire, theft, vandalism, wind, water damage, or collapse depends on the policy form, causes of loss, deductibles, exclusions, and any endorsements purchased. Soft costs, delay-in-completion, flood, earthquake, materials in transit, off-site storage, and existing structures are not automatic — each must be reviewed against wording and underwriting. Premium Insurance Brokers can help align project value, timeline, and contract or lender requirements for Windsor-Essex builds.

Multi-story building under construction with workers on site

For Windsor–Essex owners, developers, and contractors named in the contract to insure project property — reviewed through an independent broker who can align completed value, timeline, renovations, and lender or contract requirements.

What's covered

Builder's risk is project property insurance during construction or renovation — separate from contractor CGL, surety bonds, and permanent property insurance after handover.

Hard costs stop when fire or wind hits mid-build: Builder's risk insures the project itself — not your contractor's everyday liability policy. Covered causes of loss, deductibles, and whether temporary works are included depend on form and endorsements. Accurate completed value and construction timeline support proper limits.

Builder's risk FAQ

Straight answers to common questions.

  • No universal Ontario statute requires builder's risk on every private build. Placement is typically driven by construction contracts, lender conditions, and prudent risk management. Public or institutional owners may impose their own insurance schedules — review the contract rather than assuming a statutory mandate.
